Four residential towers could be set for the site currently occupying Theo’s Arcade and The Grove in Neutral Bay.

Four towers up to 12 storeys high could replace dozens of Neutral Bay businesses currently trading in The Grove shopping centre and Theo’s Arcade.

A large-scale planning proposal by Arkadia, the company owned by locals the Karedis family, was submitted to North Sydney Council on October 30.

Theo’s Arcade could be demolished as part of a plan of four new towers in Neutral Bay.

It shows two, 12-storey towers, an 11-storey tower and a nine-storey building to be known as “Grosvenor Quarter” at 166-178, 184-192 and 198-214 Military Road.

The redevelopment would include 148 units, commercial spaces, a new community centre, pedestrian links and landscaping works.

If approved, parts of the development will more than double the current 16m building height limit, with the new towers standing up to 45m tall.

In its plans, Arkadia stated the development would help “deliver diverse housing options that meet the needs of the North Sydney community”.

“The proposed redevelopment of the site (includes) a new community centre, a vibrant mix of retail and commercial uses as well as residential dwellings above will enhance the Neutral Bay local centre,” the plans say.

“It will be a local destination that combines a vibrant mix of retail, hospitality and employment uses that enhance the village character of the Neutral Bay town centre.”

The development is the latest “super structure” planned for Neutral Bay, which also looks set for two supermarket upgrades offering mixed use commercial and residential, multi-storey housing.

In a statement, a North Sydney Council spokesperson said the Arkadia D.A would “undergo a detailed assessment” before being presented to a council meeting.
