Another luxury apartment development with affordable housing unveiled for Mosman.

Plans for a new luxury apartment development on Muston St in Mosman have been unveiled.

A $75 million plus luxury apartment project is being planned for one of Mosman’s premier streets, with developer Prosker lodging a State Significant Development application for 65 Muston St.
The 1,342sqm dual access site – positioned between Mosman village and Balmoral Beach – is currently home to a 1930s block of flats. If approved, the building will be demolished for a six-storey complex of 13 residences, including three affordable units to be managed by Link Wentworth.

The red brick block of 6 flats built in 1935 is set to be demolished and replaced with 13 luxury apartments.
Concept plans by Studio Johnson reveal a six-storey building designed to capture sweeping harbour views. On levels 1-3 there will be two apartments per floor, while levels 4-6 each contain one full-floor dwelling.
Vehicle access is proposed from Redan Lane, with three basement levels providing 27 parking spaces.
At an estimated cost north of $75 million, the project qualifies as State Significant Development under NSW Planning System policy, reflecting both its scale and the inclusion of affordable housing.

Preliminary drawings uploaded to the NSW Major Projects portal show the height and scale of the proposed development.

Preliminary drawings indicate a 25.5m height and floor space ration (FSR) of 2.65:1, consistent with the state government’s new Low to Mid-Rise Housing Reform for sites within 400 metres of town centres.
The proposed affordable homes – Units 101, 102 and 202 – will be leased for at least 15 years to low-income households at rents capped at no more than 30% of gross income, in line with the Housing SEPP.
Concept plans also include resident amenities such as a wellness centre, gymnasium, steam room, golf simulator, swimming pool and spa.

If approved, 65 Muston St will offer sweeping views over Balmoral.
An Environmental Impact Statement will now being prepared for submission to the NSW Department of Planning, Housing and Infrastructure.
“The proposal provides additional low to mid rise housing in an accessible area close to transport and the Mosman Town Centre and is consistent with the NSW government policies for additional housing, including affordable housing, in appropriate locations.”
The proposed development is the latest in a wave of local land amalgamations that have triggered fierce opposition to higher density in Mosman.
Public exhibition and community consultation on 65 Muston St is expected to commence in the coming months.
