Six Mosman homes are set to be bulldozed and replaced by a nine-to-10 storey development that could deliver 100 luxury apartments in the heart of the suburb.

In a major move revealed today by Mosman Collective, developers have by-passed Council in favour of a state-led pathway to fast track the project at 35-45 Awaba St.

The NSW Housing Delivery Authority (HDA) has backed the proposal for a State Significant Development (SSD) declaration by Planning Minister Paul Scully – a step that would see the project assessed through the State system.

If approved, the building would rise to ten storeys.

A leading Sydney property developer, who spoke on the condition of anonymity, told Mosman Collective the six existing, homes were sold for “around $50 million” in a blockbuster deal by Heworth Holdings Group, which is understood to now own the site.

An Instagram post from Cove Architects has also confirmed the push, saying it was “delighted” to have assisted with the HDA submission.

“The successful EOI (Expressions of Interest) is for a part 9, part 10 storey scheme that will deliver approximately 100 new apartments in a carefully considered mix of sizes, well-suited to the needs of the local community and designed to accommodate a range of household typologies,” the post says.

“By pursuing a concurrent State rezoning and SSD pathway, the project will achieve greater certainty and faster approvals, ensuring the delivery of much needed housing supply to the area.

“We look forward to the future of this exciting site.”

If it goes ahead, the new apartments will include four “affordable” options for low income earners.

The 2,799 sqm super site benefits from side – and rear – access from Awaba Lane, potentially unlocking multiple frontages for any future development.

45 Awaba St, Mosman last sold for $1.35 million in 2005.

Records show 35 Awaba St sold in March 2010 for $1.34 million, number 39 sold for $3.67 million in 2021, number 43 for $4.6 million in 2025 and number 45 for $1.35 in 2005.

There was no current information available for numbers 37 and 41 Awaba St.

Mosman Collective has reached out to Heworth Holdings Group for comment but is yet to receive a reply.
