A grand Federation home built in 1905 and a four-storey block of flats will be demolished to make way for a $77 million luxury apartment complex under plans just released for public exhibition.
The State Significant Development at 3-5 Yeo St, Neutral Bay, will house 28 residences on an amalgamated 1,434 sqm block overlooking picturesque Forsyth Park.

Mosman Collective first revealed the plans in May, when 13 owners banded together to create the super site, being developed by First Quadrant Properties. The project’s completion date is estimated for 2029.
Plans include two 1-bedroom, seven 2-bedroom, and 18 x 3-bedroom homes, plus a penthouse over eight levels, with three basement floors accommodating 45 car spaces.

Six of the 28 apartments will be affordable housing for 15 years, allowing for an extra height bonus of 30%.
“Nestled at the north end of Neutral Bay’s Forsyth Park, this boutique residential development will have sweeping never-to-be-built-out views of the main harbour and city beyond,” the developer’s website says.
“With aspects across every side of the compass, this residence offers leafy outlooks that can never be built out, alongside sweeping Sydney city and harbour views – a rare combination that will only become more scarce over time.”

Documents uploaded to the State Government’s Major Projects Portal reveal that community consultation conducted in July raised concerns about traffic and parking, overshadowing, and a lack of landscaping.
In response, the EIS states “significant” parking will include seven visitor spaces and bicycle parking, which “will assist in reducing future residents’ dependence on private car usage.”
It is estimated construction will provide 110 full-time jobs, with a total estimated value of $76,762,662.
While the existing home at 5 Yeo St is not heritage listed, it has been described as a “remarkable” Arts and Crafts Federation building. It last sold in 2017 for $3.725 million.

Records show the current 12 units at 3 Yeo Street are all individually owned, with the most recent sales recorded in 2023.
The project is now on exhibition, with submissions open until September 3.
