Six homeowners on one of Mosman’s premier streets have joined forces to sell their apartment block in one line, pitching the site to developers as a “boutique residential opportunity.”

Colliers is running the 92 Bradleys Head Rd campaign with no price guide, but the NSW Valuer General puts the land alone at $5,390,000, with expressions of interest closing on November 18.

The three-storey, red-brick walk-up is the third to be offered for sale in its entirety since September. Two other blocks, 43 apartments at 2 Clifford St and 12 at 6 Mandolong Rd, are also currently on the market.

Promotional material obtained by this masthead pitches the 777.8sqm site as a “premium residential development site within one of Sydney’s most prestigious and tightly held harbourside suburbs.”

“92 Bradleys Head Road is ideally located within a highly desirable lifestyle precinct and falls within the 800-metre catchment identified under the NSW Government’s Low and Mid-Rise Housing reforms,” an Information Memorandum (IM) states.

“Positioned to take advantage of its elevated setting, the site enjoys the potential for Sydney Harbour, Balmoral Beach and district views,” the IM states.

It describes the parcel of land as “perfectly-sized”, with favourable zoning for a boutique residential development “that capitalises on its blue-chip Mosman address.”

“Positioned to take advantage of its elevated setting, the site enjoys the potential for Sydney Harbour, Balmoral Beach and district views, while benefiting from its proximity to Mosman Village, Balmoral Beach, leading schools and strong transport connections,” the IM says.

The site is a short level walk to Mosman Junction.

Colliers describe the block as being free of heritage constraints and significant trees, allowing for a “streamlined and efficient” development pathway.

The site is zoned R3 residential and provides dual access, with a permissible height of 17.5m – 22.75m.

Built in the 1930s, the building’s last known sale was in April 2022, when apartment 3 sold for $875,000.

Apartment 5 was listed for rent in August this year at $750 per week.
