Another luxury apartment tower planned for Mosman’s Redan Street.

Four more Mosman homes are set for the wrecking ball, with 50, 52, 54 and 56 Redan St set to be amalgamated and developed into luxury apartments.

Four more Mosman homes will be demolished for a nine-storey apartment tower on Redan Street, the second planned there under the state’s new low and mid-rise housing rules.
The New South Wales government issued the assessment rules for 50-56 Redan Street on 17 July, clearing its first hurdle as a State Significant Development (SSD) the local council cannot knock back.

Developers want to demolish the homes and create a part nine-storey block of 15 apartments, reaching 31.2 metres.
Developers Centennial Antipody and Place Co Redan want to amalgamate four properties on the quiet street, demolish them, and build a part eight, part nine-storey block reaching 31.2 metres.
The building would hold 15 luxury apartments, eight of them three-bedroom and seven four-bedroom, above 48 basement car spaces.
The existing homes are on blocks of 220 to 446 square metres. Property records show they last sold for between $2.75 million and $7 million, with the owners of number 50 in their residence since 2002.
Only three of the 15 apartments would be affordable housing, run by community housing provider Providential Homes for at least 15 years. The project is tipped to cost more than $75 million, with plans drawn by Place Studio.

How nine storeys clears a two-storey street
Redan Street is lined with one and two-storey houses. The tower gets its height from the state’s new Low and Mid-Rise Housing rules, which allow apartment blocks up to 22 metres because the site sits within 400 metres of Spit Junction.
Setting aside 15 per cent of the floor space as affordable housing unlocks a 30 per cent height and size bonus, lifting the limit to 28.6 metres. The developers then want a further 2.6 metres for the slope of the land, taking it to 31.2 metres. The site also sits inside Mosman’s Scenic Protection Area and is next to a heritage-listed road reserve.
Mosman Council cut out
Because the new project is worth more than $75 million and includes affordable housing, it is classed as State Significant Development. That means the Minister for Planning decides its fate, not Mosman Council.
Not the only one
The Redan Street plan is far from alone. Immediately south, at 40-48 Redan Street, developer Time and Place has lodged a part 10-storey scheme for 53 apartments worth about $106 million, which Mosman Collective has followed since last year. Immediately north, an eight-storey block at 48-50 Almora Street is now before the Land and Environment Court.

More luxury apartments are planned across Mosman under the same state housing rules, from Muston Street to Moruben Road to Awaba Street, as the government pushes for new homes near shops and transport.
The developers must now lodge a full Environmental Impact Statement (EIS) before the plan goes on public exhibition, the point at which residents can have their say.
