Buyer confidence across Sydney’s premium apartment market strengthened in June, with Abadeen recording $19.25 million in sales across two of its flagship lower north shore developments.

The standout transactions included the sale of the penthouse residence at KOYO, Crows Nest, for $6.75 million, together with the sale of a newly completed three-bedroom residence at Park Residences, Cremorne, for $6.35 million.

The Park Residences sale was particularly noteworthy, occurring shortly after the project’s first public inspections following completion, highlighting the strong demand for high-quality, move-in-ready residences in tightly held Lower North Shore locations.

At KOYO, the sale of the 491sqm single-level penthouse, designed by internationally acclaimed architect Koichi Takada, reinforces the continued appetite for premium residences that combine architectural excellence with oversized living spaces and exceptional amenity.

Abadeen Executive Chairman and Founder Justin Brown said the results reflected a significant shift in buyer sentiment.

“We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year,” Mr Brown said.

A newly completed three-bedroom residence at Park Residences, Cremorne, sold for $6.35 million.

Abadeen CEO Joe Tack said the market continues to reward developers who focus on quality over volume.

“Today’s buyers are incredibly discerning,” Mr Tack said.

“They are seeking larger floorplans, premium finishes, walkability, lifestyle amenity and confidence in the developer delivering the project. Well-designed boutique developments continue to outperform because they offer something genuinely difficult to replace.”

With limited premium stock available across many Lower North Shore suburbs, competition for newly completed residences remains strong, Mr Brown said.

The strong sales follow increased enquiry activity across Abadeen’s Lower North Shore portfolio, including Park Residences in Cremorne, KOYO in Crows Nest, ENSO in Neutral Bay and Northcote Collective in Naremburn.

With limited premium stock available across many Lower North Shore suburbs, competition for newly completed residences remains strong, particularly among downsizers and owner-occupiers seeking quality, convenience and immediate occupancy.

For buyers considering a move, the message from the market is becoming increasingly clear: the best residences are attracting attention quickly, and opportunities to secure premium completed apartments are becoming harder to find.
