The record-breaking sales run at Belle Property continues, with new partner Stefon Bertram selling 28 Morella Rd, Mosman for a confidential price this week, believed to be over $7 million.

The five-bedroom, three-bathroom family haven was sold prior to auction, after a bidding battle between three local families.

Mr. Bertram said the immaculate property, on the market for just 14 days, received more than 115 enquiries, with 31 active buyers attending open inspections.

“The upper end of the local market is going gang-busters and we had a very strong three-horse race for 28 Morella Rd,” Mr. Bertram said.

“The number of interested buyers has tripled since this time last year and demand for quality properties shows no sign of slowing down any time soon.

“My advice for Mosman buyers and sellers is to keep the Christmas tree packed away, because we’ll still be listing properties in December!”

Spanning three levels, 28 Morella Rd is set in the quiet enclave of Clifton Gardens, offering seamless living just moments from the beach.

With elevated water views and a north-to-rear aspect, the home boasts enormous proportions and vast entertaining spaces perfect for growing families.

Oversized bedrooms, including huge Master with dual vanity ensuite, a luxury island kitchen, hardwood floors and level back yard provide “everything you could ever want in a family home”.

“It’s a seamless house, with a clever floorplan for easy entertaining,” Mr Bertram says, “there’s also a huge travertine terrace with magic views over the harbour and National Park.”

Mr. Bertram said this year’s Covid-19 pandemic has forced high-end buyers to “re-think” their long-term living arrangements, with many now working from home.

“We can’t keep up with the demand for luxury homes that have a designated work or office space,” Mr. Bertram said.

“People are spending more time at home now – and there’s a lot of buyers wanting prestige ‘iso-offices’ at home.

“Top end homes in Mosman provide that ‘staycation’ factor that families are looking for, thanks to the incredible lifestyle we enjoy on Sydney’s lower north shore.”
