GAME CHANGER: ‘King Coombs’ has kicked off the year with a Ruby St, Mosman sale close to the asking price of $25m.

Rock-star agent and Founder of LJ Hooker Avnu Michael Coombs has again raised the bar for ultra-luxury property, selling 28 Ruby St Mosman for a confidential sum, believed to be close to the $25 million asking price.

Coombs and his new recruit, Bo Zhang, reportedly closed the massive deal yesterday.

The palatial estate, owned by Daniel and Katie Adamo, signals a massive kick-start to the prestige market for 2020, with Coombs telling Mosman Collective the Susan Rothwell designed residence is “an impeccable home designed for world class living.”

“It’s a next level property that’s mind blowing in every way,” he said in an interview last November, “and when I say it’s a seven-star home, it’s an understatement.

Offering six bedrooms, six bathrooms and sweeping harbour views, the elegant mansion is privately positioned on a vast parcel of land, boasting internal living of 930 sqm.

Describing it as “a captivating architectural masterpiece”, Coombs described the property as incomparable, thanks to its premier location on one of Mosman’s most coveted streets.

“It’s the epitome of luxury living, where no expense has been spared,” he revealed to us in 2019, when he first listed the home.

“The bedrooms are vast – and have been spoiled with terraces and en suites, plus there are grand formal rooms, soaring ceilings, postcard views of the harbour – and that’s just for starters.

When we contacted Coombs this afternoon, he would only confirm the sale of the estate, but would not comment further on the new owners – or the price.

Mosman Collective has learned there were at least two parties actively interested in the purchase of 28 Ruby St, with an offer just under the asking price of $25 million accepted by the vendors last week.

“I won’t be revealing the price, at the request of the parties involved,” Coombs said, “but 28 Ruby St, Mosman was on the market for between 23 and 25 million dollars.”

Aside from the home’s six bedrooms, the new owners can also look forward to a chef’s kitchen with butler’s pantry, immaculate Calacatta bench tops, timber joinery, Wolf oven – and two dishwashers. Then, there’s the championship sized, synthetic-grass tennis court, infinity pool and spa, a full-sized gymnasium and massive entertainment room.

“There’s also a six-car showroom garage and guest accommodation that has to be seen to be believed,” Coombs told us in 2019, “it’s a magnificent, world class estate that’s just waiting for a new family to enjoy everything it has to offer.”
