A new Mosman “super site” has hit the market, with this blue chip location expected to sell for more than $20 million.

A landmark Mosman site directly opposite Bridgepoint shopping centre has hit the market with $20 million plus expectations, as developers look to capitalise on new low to mid rise housing reforms.

Two commercial properties, at 640 and 646 Military Rd have amalgamated to create a super site of 840sqm, with nearly 80 metres of triple street frontage to Military Rd, Brady St and Boronia Lane.

The 840sqm site is located directly across from Bridgepoint shopping centre.

Ray White Commercial Director Scott Stephens and Mosman’s P. Leahey Real Estate are steering the sales process.

Described as a “trophy asset” with “Substantial development potential” the parcel is currently occupied by Officeworks, Orangetheory Fitness, and Richardson & Wrench, delivering a gross income of $1,055,620 per annum + gst.

News of the listing coincided with Council issuing a warning that NSW’s new planning reforms will significantly change Mosman’s urban environment.

Commercial sales in Mosman continue a bullish run. In April, 886-888 Military Rd (home to Harry Hartog) sold for $11.8 million (398sqm), while in June, 623-625 Military Rd (Sheridan Australia) fetched $11 million (491sqm).
