Three tiny parcels of lower north shore land have sold at auction for “well above” their price guides.

The main topic of conversation dominating the lower north shore today isn’t Albo or Peter Dutton – it’s three tiny parcels of land that sold under the hammer on Thursday, attracting scores of registered bidders.
The unique opportunities – two in Mosman and one in Neutral Bay – ignited a fiery a bidding war after an extensive marketing campaign by Bresic Whitney. Each ultimately sold well above its reserve prices.

Several neighbours say 9 Anderson St, Neutral Bay sold for $189,000, although Bresic Whitney have refused to confirm this.
The smallest block, a 31sqm triangular shaped patch of grass at 9 Anderson Rd in Neutral Bay had a guide of $60,000, eventually selling for more than three times that amount at $189,000, according to neighbours.
The other Ausgrid properties are located at 37 Vista Street, Mosman and on the corner of Bardwell Road and Lindsay Lane – also in Mosman.
“Formerly an easement/access site, it now offers untapped potential – whether as an acquisition for immediate neighbours or something more ambitious,” the advertisement for both properties read.

The assets are zoned a mix of low-density residential and private recreation.
“These sites represent what may well be the most unique offerings in some time on the Lower North Shore,” Scott Thornton told Mosman Collective in March.
“We’re expecting good buyer interest and that it to mainly be shown from neighbours, locals and individuals seeking a unique property investment or value-add, that likely won’t be available again for some time.”

37 Vista Street carried a price guide of $475,000. Mosman Collective sources say it sold for “well over” $650,000, with two bidders battling it out to secure the 101 sqm plot.
The corner opportunity at Bardwell Road and Lindsay Lane is just 50 square metres and had a price guide of $300,000.
Mosman Collective sources say that parcel changed hands for more than $360,000.

Bresic Whitney declined to comment when approached, telling us “the prices are undisclosed”.
“These sites quickly captured the imagination and interest from the market. Buyers could see the potential and how unique they were. The desirability of the Lower North Shore also drove demand, with the area remaining one of Sydney’s most sought-after lifestyle destinations,” Scott Thornton said in a statement.
It is unknown what the buyers intend to do with the land, each of which comes with an electricity box on title.
