Twelve Mosman homes sold in $70m “Mega Lot” deal, declared State Significant Development.

A Mosman “Super Site” of 12 amalgamated homes has been given State Significant Development (SSD) status.

Twelve Mosman homeowners who banded together to create a 4,129 sqm land holding are believed to have sold, with Mosman Collective today confirming that the site has been declared a State Significant Development (SSD).
Numbers 11, 13, 13a, 15, 15a, 17, and 17a Countess Street, and numbers 20, 22, 24, 26, and 28 Rosebery Street were amalgamated earlier this year in a super-site deal marketed by Colliers International.

At its September 16 meeting, the Housing Delivery Authority (HDA) recommended that the site be granted fast-track approval, with Planning Minister Paul Scully officially giving the project SSD status on Wednesday.
If approved, the Countess and Rosebery St development could see up to 150 apartments over six to eight storeys, with 3% allocated as affordable housing, according to HDA documents uploaded to the NSW Planning Portal.
Mosman Collective understands that Capitel Group Pty Ltd, the company spending $1 billion on the InterContinental Hotel redevelopment in Double Bay, is behind the proposal.

To date, 91,100 potential dwellings have been declared “state significant” in council areas accused of stalling growth, including North Sydney, Mosman, Willoughby and Ku-ring-gai.
In July, Minister Paul Scully told The Daily Telegraph that the new process ensures projects are no longer being held to ransom by councils.
“It’s great to see strong interest in new housing across the east and north of Sydney after the NSW government got directly involved in the assessment of large-scale housing proposals,” Mr Scully said.
“Greater certainty in assessment times and consistency has meant projects that could have been stuck in councils for years are being brought forward.”

Records show 24 Rosebery St was purchased for $5.370 million in 2021.
Marketing material from the April sales campaign described the landholding as offering a “relaxed harbourside lifestyle, excellent transport connections, and easy access to beautiful beaches, parks, schools, Mosman Lawn Tennis Club and other amenities.”
Records show the Countess St and Rosebery St homes are all individually owned.
One prominent Sydney property developer, who spoke to Mosman Collective on the condition of anonymity, said the homes have likely been optioned “in the vicinity of $70 million”.
Mosman Collective has contacted Capitel for comment, but at the time of publication, the developer has not responded.
