Mosman super site set for State Significant Development with 44 luxury apartments.

Huge swathes of Rangers Avenue in Mosman are set to be redeveloped into multi storey luxury apartments, an investigation by Mosman Collective has revealed.
This week, residents were alerted to the latest proposal, led by Eterno Property Group, outlining plans for a State Significant Development (SSD) at 11-23 Rangers Ave, an amalgamated block of 3,594 sqm.

If approved, 21 Rangers Ave is one of seven homes to be demolished for 44 apartments, as part of a State Significant Development.
If approved, seven homes will be demolished to make way for a six-storey complex of 44 apartments ranging from two to four bedrooms.
The deal is believed to have delivered a $65 million pay day to the house owners.
Mosman Collective understands each property is individually titled but is now subject to a caveat held by Grand Noble Project 1 Pty Ltd. Company filings identify Sheng Xi Ma, aged 38, and Sze Yuen Wong, aged 42, as directors.

News of Mosman’s latest SSD follows the recent $85 million sale of a 12 homes on Brierley St and Rangers Ave, where owners joined forces to create a super site of 5,638sqm – which could become an eight-storey block of 100 apartments.
At least two other land parcels are currently listed for sale on the street; 25-31 Rangers Ave (2,650sqm) and 37-41 Rangers Ave (3,188sqm).

Angry homeowners who contacted Mosman Collective said a letter box drop by Eterno Property Group on Tuesday had left them “blindsided” and “devastated”.
“It feels like the entire street is going to be destroyed and many of our neighbours are in shock,” one said.
“I don’t know how people can sleep at night knowing they are smashing Federation homes and our local history to pieces.
“I honestly feel like crying. I’m just devastated.”

If approved, the luxury apartments will offer sweeping views across Sydney Harbour.
In the letter, dated 14 October, Eterno states the new development will seek approval through a State Significant Development Application (SSD), a fast-track method to accelerate housing supply and bypass council control plans.
“The proposal aims to deliver thoughtfully designed homes that complement the local area while providing housing options for a range of people including, families, downsizers and essential workers,” it says.
“The proposed development would comprise up to six storeys and include around 44 apartments, ranging from two to four bedrooms.’
“Importantly, the proposal also includes 10 affordable rental apartments for moderate income earners, helping essential workers such as teachers, nurses and care staff live close to their workplaces and the communities they serve.”

Records show 21 Rangers Ave, an original Victorian home, was built in 1890.
The design team attached to the project include Woods Bagot Architects and Landscapers Wyre & Co.
Documents uploaded to the NSW Government’s Major Projects portal show all but two of the properties have rear lane access to Bloxsome Lane.
