Abadeen has achieved a major construction milestone in Neutral Bay, with the official topping out of The Villas.

Leading developer Abadeen has marked a major construction milestone at The Villas, Neutral Bay, with the boutique residential project officially topping out at 7–11 Premier Street.

The striking building has now reached its highest level, showcasing spectacular views across Sydney CBD, the Harbour Bridge and North Sydney.

Designed by PBD architects, completion of the luxury development is forecast for Easter 2026.

Delivered in partnership with NSW’s Leading Residential Builder, Decode, the boutique development is progressing on schedule, with completion anticipated in time for new residents to move in by Easter 2026.

The Villas comprises 17 signature two and three-bedroom residences, thoughtfully designed for discerning buyers seeking luxury, low-maintenance harbourside living.

Ali Mobarak, Associate Director at Decode, said the milestone marks a major achievement in what has been a technically challenging but rewarding build given the site’s steep terrain and extensive sandstone outcropping.

“This is a fantastic achievement for the entire team. With the final roof pour complete, we’re moving into the fit-out stage, where the detailing will really bring The Villas to life,” Mr Mobarak said.

Expansive balconies or terraces capture incredible views over North Sydney and Sydney Harbour.

Designed by PBD Architects, The Villas features a sculptural form that delivers villa-like residences, penthouses and courtyard homes with privacy and abundant natural light.

“The materially references the Neutral Bay precinct”, said Paul Buljevic, Principal at PBD Architects. “The sandstone podium base balances against the texture of the brickwork and the facade, with sculptural concrete elements adding softness.”

Interiors by Tom Mark Henry balance serenity and sophistication through considered detailing and materiality. Expansive stone benchtops, oak timber floors, state-of-the-art V-Zug appliances, wine fridges and elegant finishes create refined living spaces throughout.

Leading lower north shore developer Abadeen confirms most of the residences have sold, with only a few remaining.

Each residence features generous open-plan layouts, high ceilings, expansive balconies or terraces, and captures sweeping CBD and harbour views.
Buyer demand has been strong, with 60% of residences already sold. Limited opportunities remain, including a three-bedroom ground floor residence priced at $4.8 million.
