Nine Mosman homes have been sold in one line, with plans for 65 luxury apartments set to replace them.

Nine Mosman homes have sold in a top-secret, off-market deal for $51 million, with plans now underway to replace them with 65 luxury apartments.
The properties at 40-56 Ourimbah Road, on a combined 2,271-square-metre site, were sold after a 12-month off-market campaign by selling agent Tony Abboud.

0-56 Ourimbah Rd (between Bond and Rosebery St) has sold in a top secret deal worth $51 million.
The deal drew interest from more than 20 developers, with First Quadrant Properties securing the block.
“This carefully considered collection is designed to sit comfortably within one of Sydney’s most prestigious harbourside suburbs,” the company states.
Mosman Collective understands the project will be pitched as a State Significant Development, meaning it can override Mosman Council planning

Mr Abboud told online publication Elite Agent that the central challenge was keeping nine owners aligned through a year of negotiations.
“It was very important that the owners understood the process,” Mr Abboud said.
“Each of the nine owners received the same information. There was no different information for different owners.”
According to Elite Agent, the owners received a premium price in exchange for waiting between six and 12 months for settlement, while the developer was free to lodge plans immediately on exchange to fast-track approval.

The site totals 2,271sqm. It is believed the luxury project will be declared as a State Significant Development.
New council and state government regulations threatened the deal at several points, the report said.
“There were times where there was a little bit of tension, but we fixed that through transparency and open communication and always coming up with solutions,” Mr Abboud said.
First Quadrant Properties is based at 99 Walker Street, North Sydney, and is led by three directors who, according to its website, have delivered more than $1 Billion in residential and mixed-use projects.
The Ourimbah Road deal joins a growing pipeline of super site developments across the lower north shore, triggered by the NSW Government’s Low and Mid-Rise Housing reforms.
The architect, building height, and expected completion date have not been disclosed.

First Quadrant has developed several local sites, including 1-5 Mandolong Rd.
Records show the nine properties range in size from 234 sqm to 506 sqm.

- 56 Ourimbah Rd. 234sqm. Purchased in 1999.
“This development will set a new benchmark for contemporary apartment living in Mosman, delivering a refined residential offering that reflects the quality, character and lifestyle of the surrounding village,” First Quadrant said on its website.
Mosman Collective will report again once plans are formally lodged.
