A Mosman super site initially slated for luxury apartments will now become an aged care centre if approved by the NSW Government.

Twelve Mosman homes could be bulldozed to make way for an eight-storey apartment block with 112 units for seniors, plus 10 beds for residents requiring 24-hour care.
The aged care facility at 42a-52 Rangers Ave and 21-31 Brierley St is a new State Significant Development (SSD-142612490) proposed by the Arissa Group. A separate application for 138 luxury apartments on the same site has been withdrawn.
Mosman Collective first broke the story in 2025, which could see 12 local homes demolished.
Residents received a mailbox flyer last week confirming the project, described as “a new community in the heart of Mosman”.
“The proposal is for the delivery of much-needed high-quality seniors living apartments and residential aged care centrally located in Mosman,” it says.
If it goes ahead, the super site means demolishing numbers 21, 23, 25, 27, 29 and 31 Brierley St, and 42a, 44, 46, 48, 50 and 52 Rangers Ave, netting a total area of 5,638 m².
“The property enjoys three street frontages, including both a prominent north-facing aspect and a southern outlook across harbour and city skyline views.
“Providing seniors living and residential aged care in one location allows continuity and the close support of loved ones in the transition to higher levels of care.”

Architectural plans prepared by DKO show a maximum height of 25.8 metres, three levels of basement parking, and an ambulance bay.
The complex will house 14 one-bedroom units, 63 two-bedroom units, 33 three-bedroom units, and 2 four-bedroom units, plus 10 Residential Aged Care (RAC) beds.
Arissa’s flyer states the apartments will be constructed over two separate buildings, with four units set aside as “assisted living” and “225 car spaces for residents, visitors and staff” in basement levels.

Communal spaces will include a central courtyard, rooftop terrace, dining room and lounge room. Plans also include an onsite gym and swimming pool.
The developers said online information sessions will take place on Tuesday 22 September (6 pm – 7 pm) and Thursday 24 September (10 am – 11 am).
“We will be hosting two community webinars so that members of the community can hear more about the project and speak with members of the project team,” the flyer states.
29 Brierley St, Mosman is one of the 12 homes that could be demolished.
In a statement to Mosman Collective, Arissa confirmed it will undertake consultation with residents, during the SSD process.
“Arissa remains focused on delivering a high-quality project that responds to local housing demand and integrates sensitively with the surrounding community,” a spokesperson said.
