Shock Plans: Five Myahgah Rd homes to be demolished for 20 luxury Mosman apartments.

Five free-standing homes on Myahgah Rd are set to be demolished and replaced by a prestige 20-unit complex, according to plans lodged with Mosman Council.

If approved, the $25 million project will see properties at 15, 17, 19-21, 23 and 25 Myahgah Rd bulldozed for downsizers “tired of maintaining their large homes.”

Developer HELM says the 2,590 sqm site will comprise two pavilions, consisting of two x 2-bedroom and 18 x 3-bedroom apartments, with basement parking.

“The apartments are specifically designed to help address the current shortage of high-end residential developments that cater to a broad range of Owner-Occupiers looking for significantly larger apartments with higher quality finishes compared to the more investor grade 1 & 2 bedroom apartments in the area,” the design statement submitted to Council says.

Plans for a $25 million luxury development have been lodged with Mosman Council.

Targeting empty nesters, the new homes will adopt ‘aging in place’ health care principles, providing easy access to public transport, community and retail facilities.

A large sign on Myahgah Rd, erected by HELM late last week, says the properties earmarked for demolition have no heritage significance.

“Mosman Council’s planning documents confirm these properties are not located within a Heritage Conservation Area and are not listed heritage items,” the sign reads.

Five homes at the top end of Myahgah Rd will be demolished if plans are approved.

Local architect Phil Corben said he believes the development will be an asset to the local area.

“As a local resident of Mosman, I’ve seen a number of developments built around the area,” he said in a written submission to Council, “There have been some truly terrible looking buildings recently, but this is not one of them.”

“There is a growing need in this area for housing diversity and more specifically, downsizer options.

“From what I’ve seen on the plans, the apartments will be a good size and not tiny investor type dwellings.”

A HELM spokesman said the company will provide further information on the redevelopment this week.

“It has been our experience in the past, that whilst a Development Application is in the public notification period, sometimes mistruths and ill-founded rumours can circulate through the community, regarding a proposed development,” the spokesperson said.

“With this in mind, we would welcome any opportunity to meet with you to answer any questions you may have, with respect to our application.
