Downsizers Dream: Strong demand for low-maintenance Mosman homes as retirees look to “lock-up-and-leave”.

DOWNSIZERS DREAM: 55a Bradleys Head Rd, Mosman, sold for more than three million dollars after just 12 days on the market.

It’s the family-sized townhouse, situated on one of Mosman’s most stunning streets, that has delivered a huge pay-day to its owners, selling for more than $400,000 over the guide price – in just 12 days.

Marketed at $2.6 million, Belle Property’s Tim Foote says the four-bedroom home at 55a Bradleys Head Rd attracted a huge amount of local interest, with eight contracts issued before he negotiated a final price “north of three million”.

“The home appealed to so many people due to its appealing price, its position on a heritage street and its spacious interiors,” Mr. Foote said.

Tim Foote from Belle Property Mosman says there is strong demand for “Downsizer” properties on the lower north shore.

“There is a massive shortage of supply in this entry-level price range, so we had downsizers and young families very interested in the property.

“The new owners are local retirees who were looking for a low-maintenance, lock-up-and-leave residence.”

The Torrens title home, with its north-to-rear aspect, includes a pool and large outdoor entertaining areas.

Modern inclusions like a gourmet kitchen, built-ins and plantation shutters make the home instantly comfortable, with secure lock-up parking and storage “a huge bonus”, Mr. Foote said.

“It’s a highly prized address, close to everything that Mosman has to offer, with room for guests or grandkids,” he said.

“The final price north of three million dollars proves just how hot this market is right now.

“We are experiencing a shortage of quality homes suitable for downsizers or young families and 55a Bradleys Head Rd was snapped up because it ticked all the boxes.”
