First look: A new $40 million apartment complex is being planned for Murdoch St, Cremorne.

$40 million luxury apartment complex is set for Cremorne, strategically located across the road from SCEGGS Redlands Junior Campus.

Lower North Shore developer DA Properties is planning to build a five-level complex (15.6m) of 31 two and three-bedroom apartments in an amalgamation of several sites between 45 and 51 Murdoch St, close to Military Rd.

45 Murdoch St, one of the buildings set to be demolished, was built in 1968 and is four levels.

“Comprising predominantly premium three-bedroom residences [the new apartments] offer seamless indoor-outdoor living amongst a relaxing green north shore environment,” the project’s website reads.

Existing properties will be demolished to make way for the new building by PBD Architects, which also proposes seven affordable housing apartments on lower floors.

The total site area is 2460sqm.

49-51 Murdoch St is currently a series of townhouses constructed in the Sydney School style.

Plans show the new complex would feature 776 sqm of communal open space and landscaping in the southwestern corner, along with 45 basement car spaces accessed via Education Lane.

“The development will provide diversity in housing choice on a site ideally suited to medium density housing,” the D.A submitted to North Sydney Council states.

Building is set to commence in August 2025.

The new apartments will also offer seven ‘affordable housing’ flats.

Located within 400 metres of Neutral Bay Town Centre, the development takes advantage of new planning reforms and will “increase the supply and diversity of housing choice, occluding affordable housing, on a site ideally suited to increased residential densities.”

DA Projects is hoping to start construction in August.

The developer has previously created Porteno Manly, 41 luxury apartments on Whistler Street. They have another project in nearby McMahons Point.
