One of the lower north shore’s most tightly held commercial assets is about to change hands, with the newly branded Mosman Wellness Hub hitting the market for the first time in more than 30 years.
Expressions of interest are being sought around $14 million for the Avenue Rd property, which comes fully leased across eight long-standing health and wellbeing businesses.

Mosman’s “Wellness Hub”, located at 44 & 44A Avenue Road, is a popular location for residents focused on health and fitness.
The popular hub is home to City Cave, Alma Yoga, Soul Mosman, Studio Pilates, Body Matters and Mosman Osteopathy – together generating more than $712,911 in annual income. The popular centre spans three buildings, including a heritage-listed cottage and two rear commercial tenancies, collectively offering 1,180sqm.
Agents say the opportunity to buy a blue-chip holding in Mosman Village – with 100 per cent occupancy – will be hotly contested.
“This is a rare holding in one of Sydney’s most established and high-demand neighbourhoods,” Scott Stephens from Ray White Commercial Sydney North told Mosman Collective.
“The strength of the tenancy profile, particularly in the health and wellness space, reflects how local demand has shifted in recent years.”

His colleague Max Stephens said the Wellness Hub would attract strong interest from both investors and developers.
“We’re seeing demand for assets that offer flexibility, whether that’s from investors looking for income security or developers considering future plans,” he said. “This property gives both.”
