Future Mosman: Spit Junction Post Office set for the wrecking ball. See what’s planned.

A “modern and dynamic” new building is set to replace Australia Post at Spit Junction which will transform the site into a luxury housing and retail development.
Sun Property based in Northbridge has released details of a five-storey complex planned for 64-66 Spit Rd, as part of a $28.2 million project lodged with Mosman Council earlier this month.
Documents show the post office is headed for the wrecking ball, with 34 luxury units, retail tenancy and basement parking with 80 spaces in its place.
But the 16.4m height of the building would breach the site’s 15m height limit by 9.2 per cent.
The developer said the “height and bulk of the proposed development” was “consistent with the desired future character of the Spit Junction business centre”.
The project will also see the demolition of the former Taste of India restaurant site on the corner of Ourimbah Rd.
The residential apartments will be comprised of 22 two-bedroom apartments, 11 three-bedroom apartments, and 1 one-bedder. A ground floor retail component shows a floor space of 432 sqm.
“Off street parking is proposed for a total of 80 cars, comprising 44 residential spaces, 9 visitor spaces and 27 retail spaces, in a new two-level basement car parking area,” the Development Application states.
The western end of Hordern Lane will be used for vehicle entry and exit.
Features of the build include communal open space on the fourth floor with breakout areas, dining, barbecue facilities and outdoor seating for residents.
“The proposal will provide a notable increase to the supply and diversity of housing choice (in Mosman) and future occupants and visitors to the site will actively increase the viability and vitality of the area,” the plans stated.
The site is currently being used by businesses including Seir Beauty School and RoseMont Dry Cleaning.
