Neutral Bay’s legendary Oaks Hotel sold for circa $140m – but what happens to the beer garden?

The Oaks Hotel in Neutral Bay has just sold for around $140 million in a blockbuster pub deal.

Neutral Bay’s iconic Oaks Hotel – the pub that built its legend on an 80-year-old English Oak tree and one of the great Sydney beer gardens – has been sold to pub powerhouse Gallagher Hotel Management for circa $140 million, in what brokers have described as a record Australian hotel transaction.

After more than 50 years of Thomas family stewardship, patriarch David ‘Taffy’ Thomas has handed over the keys, ending one of the lower North Shore’s most enduring hospitality stories. The sale was announced on Wednesday, 18 March.

Taffy first acquired the leasehold from Tooth & Co in 1975, backed by his mother Alala. What began as a single hotel grew, over five decades of family ownership, into one of the largest multifaceted pubs in the country – a sprawling venue carrying the names of the people who built it: Taffy’s Sports Bar, Alala’s Cocktail Bar, and the John Meillon OBE Bar, honouring the renowned Australian actor who visited the pub daily.

Family representative Andrew Thomas said it was time.

“It’s the right time for the family to move on and the Gallagher family are the right custodians to pass the baton to,” he said. “The Oaks is one of a kind and has been an enormous part of our family history.”

The Oaks has built its legend on the now famous oak tree in its beer garden.

“We’ll leave with fond memories and many friends. It holds a very special place in the Australian hotel landscape and in the hearts of the community.”

The deal was negotiated exclusively by JLL Hotels & Hospitality Group Executive Director John Musca and Managing Director Ben McDonald.

Back in 2022, when The Oaks Hotel first hit the market, it attracted scores of high-profile prospective buyers, including billionaire Justin Hemmes. There were also rumours that British chef Rick Stein was keen, with a movie producer also in the frame. But negotiations at the time broke down over the asking price demanded by the vendors.

Pub powerhouse Gallagher Hotel Management have purchased the hotel for circa $140 million.

Multi-billionaire pub baron Arthur Laundy, who owns more than 90 pubs and has just purchased radio station 2GB, applauded The Oaks sale.

“It’s an excellent hotel, It has been run very, very well,” he told The Australian.

“Pat Gallagher has been in the hotel trade a long time. He is second generation and has done very well.”

The venue sits on a 2,188sqm site at Neutral Bay with B4 Mixed Use zoning and planning guidelines that allow for development of up to five storeys – subject to council approval.

The five-storey potential will raise questions among regulars about the long-term future of the open-air beer garden that defines the venue.

Beyond the famous garden, the pub’s footprint includes a Bar & Grill Restaurant, a gaming room with 30 poker machines, first-floor function spaces and a high-end retail bottle shop.

Gallagher Hotel Management CEO Patrick Gallagher said taking on the institution was a privilege.

“It’s an honour and a privilege to be entrusted with the stewardship of this very special hotel and we thank the Thomas family for the legacy they leave,” he said. “The family and I are very excited about such a milestone acquisition.”

The Oaks joins GHM’s north shore and Sydney stable, which includes the Hunters Hill Hotel, Longueville Hotel and Jacksons on George in the CBD.

The landmark watering hole is a lower north shore institution.

The $140 million sale lands in the middle of a national pub boom.
JLL’s Ben McDonald said the sector has attracted nearly $2 billion in capital over the past year alone – outperforming most other retail and real estate segments.

“The flight to quality and scale continues to intensify, fuelled by both institutional and private capital,” McDonald said. “Liquidity options are reaching highly competitive levels.”

The Oaks price is on par with the Beach Hotel Byron Bay – also sold for $140 million – and well above the Manly Wharf Hotel and Complex, which changed hands for $80 million.

What GHM plans for the venue – including whether the beer garden, the existing bar names and the atmosphere 51 years of Thomas family ownership created will be preserved – has not yet been confirmed.
