Another Mosman Mega Deal: Six home owners join forces in $40 million super sale.

Another Mega Lot has hit the market in Mosman this week, with 2-8 Rosebery St now being offered for sale.

In a booming trend reshaping the suburb, another group of local home owners have joined forces in a bold property move that could see them net $40 million.
The strategic amalgamation of 2, 4, 6, 6a, 8 and 8a Rosebery St marks another major “Mega Lot” to hit the market under new Low to Mid Rise Housing (LMR) reforms – and is one of at least ten similar deals currently unfolding in Mosman

The six homes could fetch as much as $40 million, experts say.
With a combined 84m of street frontage and a total land size of 1,758.5sqm, the prime corner block has development potential for a large luxury apartment complex up to nine storeys, subject to council approval.
CBRE Director Toby Silk, who is managing the sale, said the site’s R3 Medium Density zoning and favourable planning controls make it one of the most significant offerings on the lower north shore.

According to an Information Memorandum seen by Mosman Collective, the elevated, sun-drenched parcel benefits from a boosted Floor Space Ratio (FSR) and is eligible under the Infill Affordable Housing Program for a height increase up to 28.6 metres and an FSR of 2.86:1 – allowing for a Gross Floor Area of 5,029.31sqm.

Rosebery St is a wide and quiet street, close to Bridgepoint and a level walk to Mosman village.
“2-8 Rosebery St is a premium development site situated in an elevated positioned on a sun-drenched corner in one of the most affluent suburbs of Sydney,” the IM states.
Land title data shows:
- 2 Rosebery St (367sqm): Bought in 2016 for $1.95 million
- 4 Rosebery St (359sqm): Bought in 2011 for $1.65 million
- 6 Rosebery St (516sqm duplex): One half sold in 2014 for $1.775 million; the other in 2021 for $2.25 million
- 8 Rosebery St (515sqm duplex): One side purchased in 1994 for $551,500; the other sold in 2013 for $1.45 million
Each of the six homes is individually owned.

A prominent developer, who asked not to be named, said the site is primed for strong interest.
“In today’s market, Rosebery Street could easily fetch mid-to-high $30 millions,” he said. “It’s close to Bridgepoint, a flat walk to Mosman Village, and offers strong potential for CBD and Middle Harbour views from upper levels.”
The site is for sale via Expressions of Interest, closing Wednesday 18 June.
