New Mosman “mega lot” hits the market with scope for six to eight-storey apartments.

Another ‘mega lot” on Awaba St, Mosman, has hit the market with a price guide of $20 million.

Two Mosman homes between the village and Balmoral are being bundled for sale as a 1,242 sqm development site under the NSW Low and Medium Rise housing reforms.
The “mega lot”, at 38 and 40 Awaba St, has hit the market as a single development site just 400 metres from Mosman village and a short walk to Balmoral Beach.

Numbers 38 and 40 Awaba St have been amalgamated to form a 1,242sqm block.
Marketed under the project name “Awaba”, the dual-title holding sits on 1,242 sqm of R3-zoned land with a 29.2 metre frontage, near the crest of Awaba St and Spit Rd.
Mosman Collective understands the price guide is around $20 million. One of the properties, number 38, is listed as a deceased estate.
According to sale documents, the site benefits from new LMR housing reforms, meaning it is potentially eligible for a floor space ratio (FSR) of 2.2:1 and a 22-metre height limit – enough for an apartment building of up to six storeys, subject to planning approval.

40 Awaba St, Mosman has an area of 628.3sqm.

With the inclusion of affordable housing, that height could increase to 28 metres (eight storeys) under the state’s uplift incentives.
Preliminary concept work by Corben Architects included in the information memorandum shows a six-storey building over basement parking, with an indicative gross floor area of about 2,732 sqm and upper levels capturing district and Middle Harbour views.
The campaign is being run by agents Stanton Hillier Parker as an Expressions of Interest sale, closing at 4:00 pm on Wednesday 3 December 2025.

38 Awaba St is a deceased estate, sitting on 613.7sqm.
If sold, the site would create a second major development on Awaba St, located just a short walk from the beach and Bridgepoint.
At this stage, no development application has been lodged, with any future proposal to be submitted either with Mosman Council under the LMR rules, or via state-led pathways if the project meets higher thresholds.
