OMG! This is Sydney Harbour waterfront living like you’ve never seen!

It doesn’t get more Mosman than this.

One of the lower north shore’s most tightly held properties, with its own deep-water access and harbour views, has set the buyer’s market alight this week, ahead of its July 3 auction with Belle Property big guns Tim Foote and Stefon Bertram.

The pair have hardly had time to catch their breath this year, selling a record number of local properties in the first six months of 2021.

22a Musgrave St is another marquee listing for the duo, boasting sensational Sydney Harbour panoramas on nearly 900 square metres.

“It’s a huge parcel of land right on the foreshore,” Mr Foote tells Mosman Collective, “these properties are tightly held, often for generations, and rarely come to market.”

With four bedrooms, two bathrooms and stunning terraced gardens, the home has been owned by one family for more than 30 years – and it’s easy to see why.

“You are so close to the water it’s mind blowing,” Mr Foote says, “there are plenty of outdoor areas for entertaining all year round and the location is beyond incredible.”

“It’s a much-loved family home in a world-class position.”

Spacious living areas and raked ceilings deliver a home bathed in sunshine, with the kitchen and family areas connecting with a vast timber deck featuring an opening roof.

“It is a resort style home and an idyllic playground for kids,” Mr Foote says, “living here means you use Sydney Harbour as your backyard – and imagine being able to scoot around in a dinghy? It’s every child’s dream come true!”

A generous Master bedroom with stunning views from its own private balcony is a true sanctuary for parents, with an ensuite, dressing room and separate home office (or extra bedroom).

Mr Foote says the skylit gas and granite kitchen, again with views, boasts high quality European appliances – but it’s what’s outside that, captures the imagination.

A purpose-built boat house, jetty with mooring piles and a dinghy skid is the real icing on the cake.

“Owning a boathouse, slipway jetty and pontoon is something any boat owner covets,” Mr Foote says.

“Clad in sandstone, the boathouse is set on a concrete slab and has a tiled roof.

“It also has a Mezzanine level, and a 240-volt winch.”

With South Mosman wharf and bus stops just metres away, city and school transport options are plentiful.

“It’s a unique Mosman property that literally has everything you’ve ever wanted in a family home.”

Auction Saturday 3 July at 2.15pm.

22a Musgrave St, Mosman is open Saturdays 1:00 pm-1:30 pm.
