Three years on, why is Mosman’s heritage icon Boronia House still empty?

Boronia House, the grand Victorian residence in the heart of Mosman, has remained vacant since 2021.

One of Mosman’s most recognisable heritage landmarks has remained empty since plans to transform it into a luxury beauty and wellness centre were revealed nearly three years ago.
Boronia House, the grand Victorian residence on the corner of Military Rd and Boronia Lane, was announced in 2023 as the future home of All Saint Clinic’s flagship Mosman site. Now, with the building still closed in 2026, locals have increasingly asked what is happening behind the gates.

Today, we can reveal some good news: the clinic is targeting a May 2026 opening as renovations continue.
All Saint is wrapping up a significant restoration of the building ahead of its reopening, working with Blainey North to preserve the architecture and legacy of Boronia House, while bringing it into an exciting new chapter.
In a statement to Mosman Collective, Council confirmed the renowned wellness clinic signed a 10-year lease in 2023 and is currently paying rent on the historic property.

The interiors of the building are being designed by Blainey North.

Guests can look forward to dedicated luxury treatment rooms.

When complete, the historic residence will offer dedicated rooms for doctor consultations and treatments, luxurious VIP rooms, plus the latest in laser and wellness technologies.
“We are also including a wellness bar on the ground floor, where you can learn about our range of health-enhancing drinks and edibles and try the one most suitable for you,” the All Saint website says.
The grounds will feature sculptures, seating, a water feature and garden pathways designed to create a calm retreat from the busy Military Rd precinct.

Boronia House has adopted many guises over its fascinating 140-year history.
Originally set on four acres on the north-east corner of Military and Cowles Rd, brothers James and John Keary built twin homes on the land in 1885.
Boronia at one time boasted a large orchard, vegetable and flower gardens, with scores of staff employed to maintain the grounds and a grass tennis court.
In 1896, the mansion was sold to the Godwin family, who held Boronia until March 1952, when it was purchased by Mosman Council and used as Mosman Library until 1978.
The 1980’s were a successful era for Boronia, with advertising agency Campaign Palace taking up residency, followed by a revolving door of restaurant owners who introduced Mosman palates to everything from Mod-Med, to Italian, French and Asian flavours.
Most recently, it was a popular High Tea destination and wedding venue run by tenant Mosman Catering, who pulled out of a ten-year contract with Council in 2021.
