A tiny Mosman apartment stuck in a 1960’s time warp has just sold for almost $1 million.
With blue striped wallpaper, textured ceilings and a baby pink tiled bathroom, the two-bedroom unit at 1/21 Park Ave remains unchanged from its original form.
Local agent Alex Myers from David Murphy Residential told Mosman Collective he has never seen anything like it.
“It’s mind blowing to walk into a place that hasn’t been touched since 1963,” he said, “you don’t see things like this in Mosman very often.”
Mr Myers said the property, owned by the same family for 59 years, has been vacant for “a very long time”.
“Essentially it had just been left to rot,” he said.
“Nobody had resided there for a very long time and the family decided to sell it as-is.
“A big part of an agent’s job is to prepare a property for sale with new paint, carpets, fittings and fixtures – but not this time!”
The miniscule 79.2 sqm flat will require a full renovation to bring it back to its former glory.
“There are a few bold colour schemes which really give you an idea of what it was like to live in 1963,” Mr Myers said.
Green and gold wallpaper features in the hallway, floral patterns can be found in the bathroom, and vibrant shades of blue grace the walls of the neglected kitchen.
“The wallpaper is literally peeling off in huge sheets,” Mr Myers said.
Original carpets, cabinets, taps and light fittings didn’t discourage buyers, with Mr Myers revealing there were 131 enquiries on the property, prior to it selling on Thursday.
“There was a good amount of interest in the flat and most buyers had some type of building experience,” he said.
“The property presented as a great buy for someone who could do their own renovations to keep costs down.
“It is a rare opportunity to transform a blank canvas into a dream dwelling.”
Set in a boutique block of just six apartments, with Avenue Rd shops and Mosman Bay ferry just a short stroll away, Mr Myers said the new owners could make some good money on their new investment.
“A small building company bought the unit and it settles in two weeks,” he said.
“They are hoping to get it renovated as quickly as possible.”
Mr Myers said the last sale in the block was October 2021, when a price of $1.2 million was achieved.
